Credit - make sure you manage it; you need credit cards & loans in order to develop it, BUT use credit sparingly. 

This was one of the tougher sales I negotiated with only a week to spare before the auction. 

I bought a couple spare cylinders as well to have on hand.

I would scrape together every spare penny into a savings account and not party as much as I did and I would try to learn as much as possible about entrepreneurship and real estate investing.

I guess my short term goals would be to buy the last couple pieces of furniture for my bedroom and move my old ones to the spare bedroom for a future roommate so it would be furnished (end of the month), find and sign that roommate to reduce my monthly mortgage payment (end of September/early October), and hopefully purchase my first property (1-4 units) by the end of Q1 2021.
