The compact size of this home ensures reduced overheads and since the fishermen are away for the better part of the day, it experiences minimal wear and tear.

I have read conflicting things - both that ALL of that is due at time of sale (or at least on that years taxes), and others say it is spread out proportionally like the capital gains tax as the note is paid off over the years.

But also, this doesn't really happen because you are paying down each property proportionally if there is one blanket portfolio loan, no situations where you'd pay one down completely and still have a balance allocated to other loans.Does a portfolio loan work with multi family homes of 2-4 units?

I earn tons of cash to invest with and this girl never had a job and was making more money that I was in a proportional way when considering that my investment capital was earned by working and her investment capital was earned only through money earned from her renting to college students.POINT TO MY STORY IS...this girl did not have have cash and did not have credit nor a FICO score when she started investing. 

This will significantly raise the rental income in proportion to the monthly payments.
