I have been working in commercial construction for almost 6 years now.  

We have a family partnership that holds some commercial properties (light industrial) and I am looking to help resolve some family disagreements by finding a cash out refi option.  

@Dave Foster - how would you move capital from residential investments into commercial multi-families through a 1031 then? 

I don't get into these discussions of specifics and I'm not insecure or on the brink of ruin.It's scalable up to the amount of OP's income, then when she's already wealthy from doing that she can get a commercial loan, DSCR, whatever.

For commercial properties, we are 100% LLC but the banks and insurance providers like that on commercial and working against you on SF.

There was 1 commercial lender involved in the hotel and I would never ever use them again. 

I normally look to buy units at a 20-30% discount compared to the area and develop a business plan to create equity via forced apprecation, primarily on commercial properties (5+ unit multifamily).

The carpet is a commercial grade, and  was installed in 2005.

I taught in a schoolfor a brief 6 months and my students had the bites everywhere.I’m looking to purchase multi unit or commercial property.
