Some great answers already, @Joseph Pugliese and @Corby Goade did a good job of stealing my thunder about visual cues. 1 - Make a great self introduction to tenants.2 - Telegraph your intentions by making common area improvements - make big, bold, VISUAL improvements.3 - Send formal, well written rent increase letters.

In addition, there is a tenant waiting to move in and she wanted a pedestal sink and even though I didn't promise, I said I would "try my absolute best", there are other reasons as well.I see a lot of places where people are adding "backsplash" on top of the pedestal sinks, such as:So I think what I am visualizing is a piece of something slightly wider than the sink, starting at say 4" above the sink running all the way to the floor.

Affected area looks to be ~5’x10’- front porch railing and support columns are rotted.. all need to be replaced and painted- 1 window in bedroom needs replaced- my partner felt like the house was settling in the middle a bit but I didn’t see any visual signs of cracking around door frames or window frames??
