I take the full deposit within 24 hours of approval and send them a "Holding Agreement" that says I am accepting the payment, will hold the property until [DATE], and if they change their mind or fail to perform then the deposit is forfeited.

There are so many economic dynamics yet to be determined because of so many moving parts who can say he/she/it has a clear picture of the immediate future, e.g. 6 - 12 months from now.I believe real estate will remain a top investment asset but available cheaper and with better terms, Subject Tos, Lease Options, Contract For Deed etc.Lenders, as always, are turning chicken and tightening the qualifications for a loan.To me it is encouraging many homeowners can defer a few payments to the back end of the loan rather than forfeit the home.

Obviously you’re forfeiting a lot of nice owner occupied benefits, but if you weight the pros and cons then you may find one is better than the other for your needs.

If they change their mind and fail to pay rent and take over on the lease start date, the holding deposit is forfeited and you put it back on the market.Holding deposits, security deposits, and first month of rent should always be paid in certified funds (money order, cashiers check) and never a personal check.
