Ya'll if you are trying to do a deal where you need a lender for an earnest money deposit, you're a tool who's got no business putting somebody's property under contract. have done these for clients that have needs for 100k to 250k EM.. but your right if U cant scratch 1 to 5k together .. then I would not want to be in that transaction.

If you have a contract with a listing agent, they are selling your house and you have no obligation to them if you go and buy a house unless you signed buyer agency agreement with them.Side note, anyone working for .5 percent isn't worth working with and you sound like the worst client for an agent in the world.
