If your side could rent for $1,400 then that's what you should pay so you have money to set aside and build a reserve.

I moved here in Columbus OH from Portland OR and I've build up a solid 7-figure rental portfolio.

Does anyone know, or have a good idea, about the difference in returns on entitling & developing the land for each scenario, with final objective to sell to a builder to build and sell the structures him/herself.  

Personally as long as the building didn’t flood I wouldn’t care.

New build maybe a bit aggressive getting into real estate unless you have a builder as a partner in a deal to see the full steps or stages that go into new builds.Why new build?
