A DSCR refinance can also allow you to take some cash out if you want to use it to put down on another investment property and when you close simply close in an LLC.  

I think there's a path to refinance that would flip me into positive cash flow, but I'm coming up short on ideas.

I’ve seen cases where the lender filed the deed in lieu, then when the borrower threatened suit offered them a cash settlement to forgo litigation.  

Another idea that we have been exploring is using the cash value of whole life insurance funds for emergencies.
