You will likely get a lot of high bids, but eventually you should come across someone that has a bid significantly lower than the average retail contractor and can show you examples of their work. 

He is preparing a bid/proposal that I presume will show itemized costs for materials and labor.

There will be no further bidding as it is now gone at asking price pending to the tenants.For those interested in this type of mid-century modern restoration, they rent and sell really well when done right.

It will provide you with a good foundation of the process.When you are ready find a good General Contractor (or 3) to walk a property and give you a bid.  

I was worried about the finish looking sub-par so I bid it out... my other option was DIY wood plank tile.

It also requires building solid relationships with buyers, title companies, contractors (to get rehab bids), and local realtors to name a few.

I want to get several bids for rehab- so I feel that signing up with one PM puts in an obligation to continue with them.
