Knowledge is power and for me, it builds my self-confidence so I’ve been bingeing podcasts, books and also recently gotten my real estate license so that I could have a better understanding of real estate in and of itself, with the hope of building upon that basic knowledge with what I’ve been learning about in real estate investing.

I would like your interest drive your focus.

While driving for dollars, I’ve come across a neighborhood that’s older but is surrounded by new construction.

So basically I'm at risk of the tenant damaging my property and not having a way of going after her because she is not signed to the lease. 

In the past basic zoning pretty much allowed you to rent a house to 2 unrelated people (family/kids obviously don't count as they are related to the adult(s). 

@Jay Hinrichsabove SEEMS basic, BUT from the posts I’ve read A LOT of would be investors don’t understand that. 

Basically do the work above and beyond what the average flipper is doing and you will find/get the deals before they do.  

You could even mount it on the back of a 4x4 and do driving/shooting tours.

I am also 50 so hence my aggressiveness on the timetable.Thanks for the reply and I am sure there are many ways I can drive this off the rails if not careful so I would hold on any congrats but thanks. 

It sounds like you have the basic 20/25yr 3tab shingles, which yes are prone to "flip up" or break off, esp as they get older.Find another local Roofer, that for sure taunts that they do Repairs, will warranty their work, and get the repairs done.
