Beware of JV's... sleeping in the same bed dreaming different dreams...

Hey everyone,I've found a potential property investing in through craigslist and I had a few questions regarding it.Here are the details:Triplex fully rented: ASKING $479,000 - 3 Bed 2 Full Bath (rents for $1200) - 2 Bed 2 Full Bath (rents for $950) - 2 Bed 2 Full Bath (rents for $950)They say that the tenant pays for cable, electric, gas/propane and the landlord pays for insurance, mortgage, property tax, and trash.

I have 2 stacked units in a 2 family student rental ( 8 beds ) on one hand i wish i did not get them because i have been having to reset the machines ( have to have someone look at that) so in that sense i wish i didn't have them because of this maintenance, but if the Students lived in a dorm they would have to pay to do laundry and the local laundry mats are twice what i charge, it's more for convenience for them. the money i do get helps pay for the gas, water and the electric that the machines use as @Dale Stevens mentioned. i do not make money on them, but helps with the cost when the rental market is so competitive for student housing where this is.

If you could give specifics of the building (layout, e.g. 5 room 2 bed) and pricing desired I might be able to provide you with more constructive opinions. 

I'm traveling from Boise Idaho starting this morning (5 day trip).If you have or can help me find a single family rental in Austin (move in ready) or know someone who does...I'm looking for a 3 bed 1 or 1.5 bath with:modern kitchen appliances/fixtures throughoutfenced backyard for dogspreferably a fireplace, but not a deal breakerup to $1900 a monthno HOAAlso, looking to make connections in real estate investing there in Austin.

Its a 3 bed/ 2.5 bath ranch style house with attached garage and detached garage in back both in wonderful shape.Fenced in yard with big above ground pool and porch around it.  

List price of $160,000, 2 bed 1 bath units.  

Each Unit was 700Sqft with 1 bed/bath.

Built it 1946, Converted into 3, 2 bed 1 bath, units.
