@Anthony Blanco my advise is always the same on this. 

One of the first things i advise them to do take a few days of driving around the city and getting to know it.

With lower mortgage interest rates comes increased competition so the sweet spot may be sometime towards the end of this year.That said, if you see a property you like, the best advise is to shoot your shot and submit an offer that makes sense to you and if they bite, you win and if they don't, you didn't lose.

100% agree.We do advise rentals be put into partnerships for several reasons.

You need a quality realtor that can advise you on current value and after repair value estimates.

I guess this leads to the question where could I find an affordable LTR based on my budget.Would really love to get some advise what an experienced investor would do.

It would be a huge help if they were in my market but I am willing to take advise from anyone knowledgeable on the subject.
