I wouldn't want my credit in jeopardy over helping someone else :)That's EXACTLY what happens in any agreement when there is a co-signer or guarantor; if the "borrower" (or tenant) fails to make a payment, then to preserve credit scores, the co-signer / guarantor MUST make that payment.

The 2 months is generally enough to get the house under contract and get to closing -- you'll likely want to keep the house staged until the very last minute, as the buyers may be walking through just before closing, and it's nice to ensure that they always get to walk through the furnished house, never an empty house.A good stager will provide flowers, may stop by once/week to sweep the floors, may hold a co-broker open (one of my stagers will host a hot buffet lunch in the house for agents, and can pull in 30+ agents in a day), etc.

Your broker, as a Realtor will be a member of the local board of Realtors and they govern the relationships between brokers, in doing so they set a co-brokerage fee to be divided for commissions, but each broker is free to set thier own fee structure, but, if a property is listed on the MLS as a condition to do so, that board may require a fee being split under the co-brokage agreements, but some may allow an exclusive listing without fees to others, which means others won't be showing or mentioning such a listing.It's highly unlikely a broker would allow you to do only such exclusive listings trying to get 6% or full commission and there is also the split with the broker to hang your license under them.
