Hello-Does anyone have a deal analysis spreadsheet for potential STR/vacation rentals that they would be willing to share?

I have seen people rent their land for recreational activities (hunting, RV-ing, etc.) and also set up "glamping" camp grounds and make bank from short term vacation renters.

I guess the same could happen in a hotel but what I'm getting at is things can become challenging when one party is on a vacation schedule and the other party is on the 9-5 daily grind schedule. 

If your listing says you can sleep 12 people, you better have more than 6 place settings. 10 - Vacation Rental Insurance.

Also I am looking for an experienced realtor on Oahu that has worked with investors and understand the investor mindset.Type of house hacking strategies I am considering:Multiple units (duplex, multi family home)Single home with roommates (rent out extra bedrooms)Single home with vacation rental (Airbnb extra bedrooms)And here are my criteria:Budget 60-75k downpaymentEastern windward side of Oahu (Kailua and surrounding neighborhoods)Renter or vacation goer friendly locationLightweight rehab (no fixer)Aloha!

The house is paid off free and clear, but we have no intention of selling it; we want to keep it in the family and turn the lot into a vacation home, Airbnb, or even a rental.

People have been vacating their homes and renting seasonally for decades.

My wife and I are looking to purchase a beach vacation property where we can take the kids once or twice per year and then rent most of the year.

Branson is a really great area for vacation rentals.
