Seriously if you need a contractor, painter, plumber, and someone to run the numbers and advertise I can get it done.

You have to call the painter and ask how much per sf they charge.

Timing is critical to ensure we have everything we need to stage the house as soon as the painters complete work on the 20th. 

Granted the original brick was painted beforehand and this is the first coat on the new brick, hopefully our painters can pull some moves and get everything looking good!

In fact, I had one of the painters help me unload, reload, and pack more of his crap in the truck since he didn't stack anything right and would have NEVER gotten it all in.  

I had a painter quote 14k to fix the stucco on a 110 ft wall.  

Talk with some local agents, let them know your plans, and they probably can tell you the contact information for any kind of vendor you need (painters, etc.).

So if for example, the GC hired a painter and it rained for 2 weeks, I wouldn't reduce the amount because no sub-contractor could have done it.

So painter.....someone to replace the water heater and smaller stuff. 

First I'll meet with him and make sure I'm comfortable with him, his background, his approach.I'll also ask him for any referrals (people he knows and trusts) of professionals who can help me fix distressed homes (painters, plumbers, electricians, etc.).
