I'm looking to sell my SFH and it needs to be updated, but I also don't want to spend money needlessly. 

It's only collected one month of rent since April and I've had thousands in needless repairs due to bad management not fixing or investigating issues that should have been dealt with quickly.

Needless to say, I picked up the expensive dinner tab that night and showered her with as much praise and gratitude as I could muster.

Needless to say, I ended up evicting my inherited tenants and my eviction added to their history, not sure if these tenants were just out to collect as many evictions as possible but it became clear to me why they were evicted in the past, no respect for policy whatsoever, unless it is their self-made policy, living conditions that were just unbearable, the stress buildup watching my property mishandled as a landlord was painful, not to mention a new landlord trying to enforce policies only to be told, “well we didn’t do it that way!”

Needless to say, my one and only (so far) auction did not go that well.

If it's a small deal, where you only need less than 200k to close from a few investors, it might be hard to justify the cost of those fees.
