An aggressive split sounds great in beginning, but if you are a performer then a cap is almost a necessity to maximize your share. 

Do you use the extra cashflow ($2000) to payback the principal balance, or to maximize the benefit of leverage you only pay back interest only for the first 10 years?

Since i plan on continuing to grow both my trading account and my real estate portfolio, aligning now with an accountant that can maximize my potential with appropriate tax shelter engineering is almost as important as my investments themselves.

Normally for clients, we would charge about 5k to research allow uses, and come up with a site plan/building concepts that would maximize your investment.

General contractors are in business to maximize their profits , cost plus doesnt accomplish this .
