Both of those strategies if done properly will help you implement your plan of obtaining 3-4 more properties.   

You will learn very quickly by implementing those three resources in your daily routine. 

I've implemented the House Hacking strategy I learned about here at Bigger-Pockets which has allowed me to live for free in one of the units while the tenants pay the mortgage.

Should I consider repairing the well and going that route or stick to city water and implement a better submetering program to recapture more than 30% of the cost of water?

Heck I know some people that dont even pay half until all work is completed but I've found that difficult to implement.

Hi @Parney Willson, my short answer is that there is easier and less risky money to be made in real estate than buying a condo with a rent stabilized tenant, in NYC.1) Condo - lots of additional due diligence needed on the condo association and risk to you if others do not keep up with their dues2) Rent Stabilized tenant - NYC recently implemented a new set of regulations called the Statewide Security and Tenant Protection Act 2019.
