For a flip, I'd imagine the profits would be distributed at sale.

I imagine (depending on the condition of the property) my largest upfront expenses will likely be the down payment and rehab costs.

I would imagine, however, that many engineers in the DC area have licenses in the surrounding states. 

I can not imagine a landlord who would not want to thoroughly screen anyone renting a house they own. 

Imagine if 90% of Burger King's sales were Quarter Pounders, and demand for Quarter Pounders dried up overnight.

Hustle through this flip with what you have, make some money and if you want to do this seriously I cant imagine you wouldnt end up with a truck. 

Real estate is already an extremely litigious realm with serious past accusations of discrimination, and a database like this would lead to a ton of lawsuits against anyone who built it and its customers I can imagine. 

I would imagine this only works easily with landlord who only have a few properties and not large scale PMs.
