@Joshua Dorkin We have one that looks similar to the picture posted by @Darren Sager ... though we have a storage tank {which is essentially a giant thermos bottle} before our in-line water heater/boiler because we have installed a solar thermal system in the property.

I usually just answer by telling them how much I enjoy sitting on my giant throne made of gold and jewels, which everyone gets after becoming a real estate investor....;-)

DOM doesn't matter as you transition from holidays (nov-dec) to Spring (Jan to Apr).

This is the only time I have ever found my self actually hoping to find giant hair balls in the pipes (because my wife and three daughters all have LONG thick hair and they get to deal with it on a regular basis since I have none). 

Them and most of the gas giants are only interested in making "destination centers" and will not develop small parcels for convenience, non-gas, stores.

No one wants to move over the holidays, and no one wants to move in Jan/Feb if they have any other option.  

I went through one this past winter and it was not fun wrestling my contractors but as long as you stay ahead in payments they will respond especially with holiday season coming up, just be fair and pay as promised.
