I picked up 3 bed frames (1 full, 1 queen, and 1 twin), 3 mattresses, nightstands, dining table & 4 chairs, mirror, pyrex dishes, secretary cabinet, and a few other knick knacks for $235.What really ate into my budget was things like comforters, bed sheets, lamps, coffee maker, pillows, rugs, etc. — I went to IKEA & Target for those and that came to about $800.

Since it can be tough to find a wheel chair accessible house for example, they don't like to move once the modifications are completed... so less vacancy and turn over for you.

I've had a tenant install ramps and a stair chair-lift, and they did remove everything and patch the stairwell when the lease ended.

I was able find a bank to give me a $30k business loan secured solely by my "business assets" which at the time consisted of a single office chair and an ancient computer...Might be another avenue worth exploring.

The cost is C H E A P like $125/yr and as it's their property, setting a minimum coverage is foolish IMO.2014, my upstairs tenant started a fire in a stuffed chair causing $95k damages to the property and about 75% loss of their personal property.
