there was a well known guru in town last weekend, and i went to the free "workshop" to see what they hype was about...all they did was sell courses to all these poor suckers..cha ching..you can learn way more on here....THAT'S MY MONEY BACK GUARANTEE :mrgreen:

In my opinion you have to stop thinking about how to make money and focus on saving money if you have no cash.From my expierence, you can read all the real estate seminars and workshops you want but if you don't have a plan and some liquid reserves you are not going to last in the real estate world.

I signed up for the Rich Dad Poor Dad workshop tonight.

I remember a great motivational speaker that I saw who used “Massive Action” in all his workshops.  

Perhaps if I hold my friend's hand during the process we can overcome the ineptitude of the workshop presenters and get my friends into a home with no money down and low interest rates. 

And if he can help with planning and advise on process (which phase of the rehab goes first, what materials and tools are good, etc.) is like having a GC in your pocket.Here is another tip: in my area, Home Depot stores offer workshops - you can go and learn how to lay tiles, vertical tiles and backsplash, how to rebuild a toilet, install fans, how to use tools, etc.

I like when people are straight with me and don't sugar coat things, that is when you actually get the most helpful advice... so here is yours, you need to either find a mentor, go to a seminar/workshop or spend hours reading / asking questions here (or all of the above) before you go try to do deals, especially million dollar ones ;)
