Is there a strategy to do a BRRRR with little to no money out of my own pocket?

I think the most important thing to take away from this is conversation, is conversing.

When they do, you can refinance to a lower rate.Dealing with current high interest rates (about 7% on 01/27/2025) you have the following choices:A larger down paymentAccept a negative cash flowBuy down the interest rateCombine and balance all three to get an acceptable cash flow today.

So - somewhere 2 hours away, or somewhere you like to vacation in, or where all your family lives, or where you plan to move someday.Too many people are trying to do exactly what you're doing - pick a market based on a formula - and they end up buying a random 'cheap' property thousands of miles away, turn it over to people they've never met or even spoken to, and then... lose money.  

I have been in property management for 20 years, almost 3 years ago I moved to Birmingham AL to start my investment journey.

However, in my market I get a lot of renters under 30 where they may have little credit history and only small negative things impacting their score.

With a 203k Renovation loan, you can also finance in your payments if you are doing a major rehab. 

This group have given me some really solid advice already so I want to ask this.

South Carolina (where I live) is a great state for many things but not rental real estate.  

Ideally, I would like to use the buy and hold strategy, with a 50k budget to get started.
