There were times when I was closing on a refi to free up a lender spot and the next week I was closing on the purchase. 

We see so many Youtube videos with instructions on how to do self-closings/seller closings, and this saves a significant amount of money. 

Over the past few weeks, I’ve been reflecting on my future goals, particularly my path toward financial freedom.I’m 22 years old and just got my first credit card two weeks ago, so I don’t have a credit score yet.

In fact two week ago I tried reasoning with a brainwashed Pace Morby follower in these forums who stated he would  happily complete a seller finance deal for more than FMV value, effectively putting him under water if he could acquire the property without using any of his money and the property cash flowed.

YouTube has a lot of great videos for this. 

The above efforts definitely helped and we thought we had the issue fixed, but the water is now smelling after the house has been vacant for a week or so.We plan to get the water tested for Sulfur, bacteria and iron.

One of the tenant’s lease expires on 10/24/24 in less than a week.

We plan to open reservations now for next summer (2025) and want to avoid the mid-week vacancies.  

Any thoughts on which way to go because we don't need the break in alarm but we definitely want video cameras to try and encourage the people doing rotten things to stay away.  

They think it's unfair because they only shower once a week but can hear the upstairs neighbor showering twice daily.
