That's stepping into the deep end of the pool without floaties if you ask me (I know...you didn't).I'd follow Wayne's guidance and if they are the one's filling it out and have that level of disconnect at this stage of the process, I'd get another title company.On another note, if your offer is $450M and the BPO is $650M and the total debt is $850M, I think your going get to a point real quick like where this deal will fall apart.

I also would not recommend long distance ownership in your stage because when people realize that you are inexperienced, they may take advantage of you.

Am I legally able to take a conditional nonrefundable deposit from a section 8 tenant to prevent her from renting some place else other then mine during/after her end part of section 8 paperwork processing stage (provided she will get the final approval by section 8 that is; she told me she has been a section 8 tenant for years and she’s just being transfer from one city to another; she verbally agreed that she‘ll rent my place)?

I was wondering ( I have not done a short sale but am in the education stage) if a REI could get with the seller who is in foreclosure, help them to work out a forebearance or repayment plan or loan modification, with the idea that the REI would then take over the loan Sub-to, pay the seller some kind of fee, get them moved out, and then you have yourself a house to either hold or later refi, wholesale or sell on a rent to own.

Sure, we all want to invest in RE, we allwant to make money(somehow), and we all want to build wealth, but those are vaque objectives.I am still in the "convoluted" stage myself, but between spending time here, researching on the `net, reading, learning, asking questions, observing what others do, seeing what works and what doesn`t, doingsome soul-searching and self-evaluation as to my present circumstances, finances, abilities, knowledge(and acknowledging the lack thereof when warranted, which is often :lol: ), my own personal goals in RE are changing(from just a few months ago), and slowly becoming clearer and more well-defined.
