I have been unwilling to buy online auctions because from what I can tell, you aren't getting any title guarantee. for every property I have seen on auction.com you are getting a special warranty deed but that doesn't protect you from anything that happened before the lender took possession, which would be EVERYTHING that can bite you.

If the seller accepts they will most likely have to pay the commission they agreed to pay.In my business of taking over payments and doing lease options I find that often on houses listed with agents I have to give the seller enough down to cover the commission because the agent is unwilling to wait until closing.

A lot of investors lose sight of the fact that the people on the other end of these transactions to rent and buy from them are actual people, doing what's in their own best interest, and they have a limit to how much they can take before it becomes more rational to go elsewhere, or to be unwilling, or unable, to pay a price that will make said investor as happy as the guy who bought 30 years ago and is selling now.

The main reason is that buyers know there is a cost to repairing the foundation but they are unwilling to pay you back for the full amount.

My opinion is to call the seller's bluff and let them close with others if they're unwilling to allow you to get the boxes checked you need to check.
