I understand the pie in the sky routine most sellers give when they give their numbers.Rates are good now so it will cash flow better than it may when rates would go up...

I am doing my best to not go and remove the outside AC unit to make things a little more uncomfortable though that would have worked much better in July when this started :)In all seriousness I am curious to hear if anyone else has been in a similar situation and the thoughts of the BP community.Thanks! 

I'm a big fan of routines in the morning before interacting with anyone.

As far as expenses, most of the routine ones (CapEX, Rent losses, Maintenance, taxes etc.) are either known or can be estimated for MF buildings.

This year, I am going to try adding Bigger Pockets to my daily routine.  

And just like any other fanatic, we can be really annoying about it.Back off from your friends/acquaintances who have said they're uncomfortable with your level of engagement and spend your time and energy with those who are anywhere from slightly to completely enthusiastic.

To me, it seems as if they would be uncomfortable living in such small quarters.

It is uncomfortable but part of the business. 

scenarios at it by changing factors on an actual credit report (add an inquiry, remove a late payment, new late payment, payoff an old collections account, etc) is routinely off by 5-50 points and can only be trusted for the direction of movement, not the magnitude of movement. 

What I do with the LLC fits into my day to day routine and I don't have to do any of the work/oversight.
