Awesome to hear that you’re thinking about pulling the trigger on a house hack - it’s easily the best financial decision you will ever make if done correctly.A lot of people on BP will tell you that renting by the room is not a sound investment; that you can’t effectively manage multiple strangers in a household; that you’ll relinquish your privacy/sanity/personal space/landlord status etc etc.As someone who lives with 5 roommates (including my wife + 2 dogs) I can tell you that it’s absolutely not the big bad monster that it’s made out to be.Because you have multiple streams of income in a single property, if a tenant flakes, you still have partial coverage of your mortgage payment - not the case in a traditional rental or “luxury” house-hack.

I'm thinking SP is like that because they want the city to maintain the small town vibe and not invite real estate investors who are going to build McMansions or "luxury" condos all over like how many parts of LA have become.

Given the issue took 4 weeks to reach a temporary solution, maybe you could have looked into renting a portable or temporary unit immediately after the first expert told you this problem would be difficult to fix. 4 weeks with now circulating air in 100 degree weather is brutal - I know, I grew up in central Florida, where we don't have the luxury of the ocean breeze.

$2300-2400/unit is very strong rental income if they are 2 bedroom units so you would have to make sure your units are competing with the newer luxury 2 bed rentals on the near NW side of Chicago that are going for $2500-3000/mo that come with parking and pool :) I like using the site/app called HomeSnap for mapping out rental comps.
