Hey @John D.I'd be happy to chat over zoom to show you InvestorFuse- it sounds like it good be a great fit for what you're looking for, and we do all the setup for you as far as connecting all your marketing/lead generation tools you mentioned to capture leads in your workspace (you don't need zapier or anything like that).Our original platform in 2016 was on top of Podio, but found it robust, not super user friendly, and investors going down a rabbit hole of constantly tweaking and making adjustments to it.

They will tweak the LTV you bring your PITI to levels of rent. 

Now that I think of it in these terms, my lender spreadsheet needs some tweaking to focus more on what I can expect from THEM for a solid lender/borrower partnership.

My contract for both buying and selling is a simple 4 page, easy to understand contract that I've used and tweaked for over 10 years.

I have some contracts I need reviewed and some agreements I need tweaked but I have not found a reliable and investor friendly attorney yet in St Augustine.  

I've seen this on my own STR in just watching the search rank change once I turn on Instant Booking or tweak settings to be more in line with what the latest "feature" that AirBnB has a vested interest in promoting.

Great responses and John nailed it with Jeff having a good tip as well.Just tweaking some, as Jeff pointed out, a guarantor simply guarantees the agreement financially.

Just seeing if this clause needs to be tweaked considering the changing laws for marijuana.
