Hard money should be able to cover the repairs as well.I would try to do both- ONLY after triple checking your numbers and making sure the St Pete deal is so good that it will be worth the potential risk and hassle of taking on 2 properties at the same time, in 2 different states, with low capital while working full time.Good luck.

@Brad Penley, you could sell that property, buy 2-3 condos in along coastal SD, rent them out on AirBnB, double to triple the net cash flow, and continue to enjoy SD’s phenomenal appreciation.I would never shop my money OOS, you live in one of the best appreciation markets in the country.
