Make sure contract it is contingent upon inspection, appraisal, and financingDo not rely on the agents inspection, the agent can give you a broker price opinion, you can also look up comparables yourself on Zillow, housevalue, or eppraisals for rough estimate.

My biggest reason for getting it was the frustration of relying on other real estate agents that would drag their feet and not give me what I was asking for or give me comps on a totally different properties, altogether.
