I like cashflow game. however it's all luck once you've played it 20 times through you learn the patterns and can just use credit till you roll a lucky number and boom, you're free.if you create a better game, please share it, I would love it. 

It helps to have a large network of contractors (either a trusty GC to handle the whole project or you need each individual sub... painters, tile folks, electrician, plumber, etc.) for homes that need a lot of rehab and that can be hard to find from a distance.

Demo, framing, tiling, flooring, painting, cabinets, you name it.

Purchase price: $122,000 Cash invested: $7,000 Sale price: $196,500 Reno'd both bathrooms, all interior floor tile, carpet in bedrooms, reno'd kitchen and exterior paint.

Covid hit so my job went to 2 days a week so I couldnt justify hiring someone to do the total rehab so I did everything but the granite and tile bathrooms myself from the drywall to finished product!   

Standard home being: 8’ ceilings, avg $4/sf tile and flooring materials, RTA China imported cabinets, asphalt shingles, vinyl windows, basic hardscape and landscape, no pool.

Remove tile Update bath Paint.

Funny thing is NONE of the 36 items supposedly wrong were on all 3 reports 1 said the foundation was cracked as evidenced by a water stain on the tile floor in the dinningroom Lol.
