My question is if he cannot produce a copy of this lease he claims he has how much responsibility falls on me to track down the documentation of his claimed lease or can I just go with t  he lease that was provided to me at closing?

It is in fact a liability that will cost you far more than it will likely ever be worth over the life time of ownership (except in some select markets).Life style choices are not something others can advise you on.

I qualified for a 1 to 1 match on an any savings I have in the bank right now from bb&t bank so once I send my bank statement, according to the underwriter from the bank, they will give me an unsecured line of credit for about $5-$6k (my current savings).  

If this happens 5 years after you install the tile, you may not be able to find the same style of tile or grout.
