I would pass as I am looking for a park to purchase and have analyzed many deals I’ve tightened up my criteria which slows down the purchase, however a MHP isn’t something I want to rush or have buyers remorse on.

You also need to get your numbers tightened up....how do you know the current value is $350k in it's current condition?

However, the GFCI breakers are about $60, whereas the GFCI outlets are about $15.You also have to think about whether you want to install a GFCI for things like a refrigerator or freezer, such that if the GFCI trips, somebody might not notice for a while.If I was doing this, I'd also go around to the 2-wire outlets I was keeping and see if any of them were "back-wired" or "stabbed" or "back-stabbed", and if they were, I'd move the connections to the screw terminals instead - cut off the bare end of the wire, strip the insulation some more, loop it around the screw, tighten. 

I don't want to put a strain on their finances since they're going through so much already, but I need mitigate my losses.

.…... you don't have a set screening standard.You need to tighten up your standards now before it's too late.

@Reggie Johnson About a year ago you wouldn't have had much issue but all hard money is starting to tighten up their qualifications because of the market softening.

I can already see that I need to tighten up the estimates.  

Moreover, most of that supply is located away from Austin's urban core in the suburbs and beyond, putting ever increasing pressure on the area's already strained transportation network.
