In my market, we're seeing a shift from a pre-agreed upon % to provide to a buyer agent to sellers offering buyer agent compensation but leaving it up to the buyer to request how much. 

Their business still needs to grow up. 

I have sold some properties years ago on lease options where the tenant buyers actually exercise their right and purchased the property. ( I was in the deed.)The reason I am concerned to tie another person’s property up  with the lease option is that people can change their mind, as in the seller.  

I use Google Sheets, so I will try to search that and see what comes up. :)

Schlage has a 3 yr warranty on electronic locks and the UPS you a replacement after a few photos and a quick phone call. 

Then once you've fixed the property up and at least have it listed for rent you could refinance into a DSCR loan.

I looked up some info on Bullhead City but there isn't much about future plans.

Ultimately, when I'm repping a buyer, I always recommend the buyer checks with the zoning when any zoning issues come up.
