Was a little rough at the beginning, but as we progressed, everything was smooth sailing.  

My tenants have found it easy to use and the rent payments flow smoothly.

2) Was there a transition meeting where control was transferred and if so, are there minutes?

I have/do rent to two tenants who have had criminal backgrounds.First tenant was in a transition program for an extensive period of time (years); had a job working in maintenance at a local hotel which he faithfully rode his bike to (a distance of a good number of miles) because, of course, he was not allowed a car.  

Ok.....Year one of flips is coming to an end (kinda of...) and it started great and it continues to move in the right direction.....Now comes the really fun part of the business.....Rentals....Just like when we started, we knew nothing about flips and now know enough to be dangerous....Would love to have some input on things we should know, ask, etc as we move into our first rental property....Working on making an offer on our first as we speak and here is what I know so far...Property asking price: 129kType: DuplexAlready have tenants and recently signed new lease agreementWhat are some of the items we should look into or better yet, not miss as we go thru this transition.

In the long term, I would like to eventually transition into owning both SFRs as well as multi-family properties.

Maybe investing in a transition to gas might be the best long term solution.

So I'm now investing in real estate to help transition my income from active to passive over the next 10 years, and allow me to focus more on what's important to me.
