If your intention is to simply use it for a single property and never utilize a partner and never bring in another member to the LLC then an operating agreement may not be critical.

There are a million parks - don't get excited over any one individual one.You haven't told us a few critical factors in valuing your park:1 - What the lot rents are2 - How many lots total there are3 - Are any of the park owned homes vacant, and if so - how many are vacant?

Occupancy is critical with first mortgages, and in the 1st lien world there is usually a higher chance of vacancy (and if that is the case you're usually exiting through the property as opposed to 2nds where you would usually exit through the borrower).

But what ppl don't realize is that it takes a boatload of energy to take cold water and turn it hot in a flash, the equivalent of 9 AC compressors running on a hot day.This is why it's critical to have proper, expensive installation, b/c you're really taxing the electricity of the house.I'm in Miami, and quality electricians are in short supply.

If you're working with an agent that doesn't require some sort of Buyer's Broker agreement, you're probably working with a part-timer or someone who doesn't value their time.My Investor / Flipper agreement only applies to properties I introduce, but also commits the flipper to remarket the property through me when the project is complete.My time is too valuable to waste with people who have zero commitment.As to dealing with the listing broker, it is CRITICAL to remember that a seller's agent is legally and ethically required to get the best possible deal for the seller.
