Here are my current options (beware, some of these may not make sense – this is my first time so I don’t know the difference between smart/stupid moves yet):A) Get property appraised and get a HELOC to use as a down payment for a property with FHA loan (2-4 Unit)B) Hope home value increases and sell when the equity >= a down payment on a 2-4 unitC) Remodel property and sell when the equity >= a down payment on a 2-4 unitD) Remodel property, Get property appraised and get a HELOC to use as a down payment for a property with FHA loan (2-4 Unit)E) Save money and wait until market rent >= cashflow, use HELOC/saved money as down payment for 2-4 unitI’m thinking option E is the wisest move but I want some other opinions to see if there's a faster way – any insight is helpful since I’m just learning.

The other 5 I bought cash from my earnings from my various business dealings and are in various stages of completion, being remodeled or next in the pipeline.Here’s my question, I can’t keep dropping 10’s of thousands of dollars boot strapping my property acquisitions and I think I’ve acquired enough collateral to put up for a line of credit so I can continue to buy deals as they present themselves, which is every day in my area.

I am going to start a significant remodel of my house in Santa Monica and wanted to maximize all possible rebates, grants or energy rebates that are available for new roofs, windows, appliances, insulation, landscaping..ect.I have a basic list (local municipality and appliance rebates) but didn't know if there was anything that I was missing or didn't know about...possibly other agencies?
