At the end of my due diligence, I'll fly out, see the homes that both approaches have to offer, shake the hands, and see what solution is the best fit for me.Trying to recreate similarly performing properties seems to me to be the best form of due diligence you can do regardless of your alternative approach (turnkey, wholesaler, or otherwise).

I don't have much at stake, because I'm not involved in the MJ business, but there are so many states where it is legal both medically and (in growing number) recreationally, not only would there be a revolt if the feds started cracking down, but I don't think they have the money to do it.

You also have port of Sac.... both equal distance to clear lake. there are container brokers all over the US.. they run about 2k to buy used. just FYI.. its getting them building compliant that is the rub.this is my buddy Carl who I shared our airplane with companyhttp://www.relevantbuildings.com/ these are all approved in Oregon and he has set up a manufacturing facility.. first order of business is to build them for recreational buyers who want them for remote cabins and such.. remote cabins are very often target of local thieves and get gutted.

Rather than re-create the wheel it might be a good idea to involve a large scale developer who can at least with a meeting do some pre-lim quick studies and tell you if your thoughts are way off base and then maybe what you COULD DO with the land.Anytime a development of that scale is proposed generally it goes under DRI review (direct regional impact).
