Yes, to Chris Seveney,I would appreciate a referral to a lawyer well versed and successful with crooked HOA and-or management companies who say they cannot locate documentation of pretty much anything.It is in Maryland.

If you hire a REALTOR®, the responsibility is theirs including the marketing and promotion finances.

@Bob Prisco within minutes of posting this week I had so many incredible people reach out to me with referrals and recommendations.  

I would suggest after reading into all the information provided by LO's above, which I wont reiterate, to find a referral from other RE investors in your area for private money.

I have not invested with him so I cannot comment on how his projects have panned out.I recommend asking him for some referrals from investors.

Experience and reputation is what gets you the referral, actually working keeps that going though.

They will often have referrals to the other 3 of your core four.

I'd talk to a BK atty that works for creditors (I have one I can refer and I used from another BP member referral).
