@Hitanshu Shah-congrats...assuming the 4 plex will be a rental - your best bet will be 25% down and likely a 30 yr fixed program ....if you plan to sell or refinance  the loan within a few yrs - focus on the option  with the lowest loan fees 

We normally put them on a payment program when these types of things happen.

I know that there are coaching programs out there like Brad Sumrok and Michael Blank.

I've studied various strategies, but I found that the guru made it seem like I wouldn't succeed without paying a significant sum for his program, which didn't resonate with me.

Take that $20k and spend it on a coaching program.

@Stanley Smeltzer if you going to start out as a primary residence I would also see if you qualify for Down Payment Assistance or Fannie's $5000 grant program.

I've had a Craigslist rental ad up for weeks with no issues, no discriminatory verbiage, etc and since I had a "run in" with a local RE agent who was trying to force me to take her applicant (who was on every program in the book; not that there is anything wrong with that) I believe she is behind the flagging since I wouldn't accept the applicant.  

@Casey Adams @Clint Jusino There’s a few programs that I utilize routinely for my clients on the 90-day BRRRR refinance for 75-80% LTV.

This criteria is for 1-4 and 5-8 unit programs.

It was the first time I heard of this  program.
