A successful BRRRR without the tailwind of market appreciation during the renovation period is really, really hard unless you have cash to buy a place that does not qualify for conventional financing, ways to source off market deals with some real issues that you don't mind taking on, and/or access to a crew or cheap labor (could be DIY).

This is a good strategy, then you can simply distribute the assets over that 10 year period as real estate properties. 

The biggest change will impact seller finance lenders who will be required to be licensed as a mortgage company once they exceed 3 loans in a consecutive 12 month period and will apply to all entities they use.

So check back periodically and see what information has been added!!

Renters, ESPECIALLY those who know they are only looking to rent for a finite period are generally focused on function over aesthetics.

You may not be able to replace her entire income-especially in a short period of time as she had a pretty good salary. 

Just a warning, heloc rates are high right now, mine is at 10% but you could find a better deal for a short period realistically.
