Douglas Larson congrats for the deal and I have to share my story here too just like yours , bought 1.75 acres of land at the county line for $125000 in 2007 and after a year the state wanted to develop the corner and they paid me $60000 and bought .25 acre of it to develop the corner and still have 1.5 acres for the gas station.

The debt I accrued in that year was using credit cards for personal things like gas, paying electric bills, grocery shopping, paying the insurance and taxes on the investments as well as small expenses with my kids.

I have to qualify that by saying I haven't actually talk to an owner face to face yet but the majority aren't doing it because of the confrontation aspect. the main expenses are time, gas and any notes that you leave for the owners.

Last June at our church a really old person walks to me and asked if I would be interested in buying his 35 rental properties , they were all single houses , I had never thought of rental business since I had been in gas station business for the last 15 years.
