We've had a lot of interest and I'm using TurboTenant to screen applicants before showing the property (after making the mistake of showing it to one person who fell in love with it but was not close to qualified to rent it).

Seems like a great way to narrow down the list then, the best GPs, managers, CEOs, will openly discuss their losses and mistakes and what went wrong and what they learned from it so less likely to happen again.

If I've made mistakes with the structuring of this, please go easy on me, but if you have tips for next time, please do advise.

So that was a big mistake. 

There is always a way to find the money when an amazing deal comes up, so don’t make the mistake and just pigeon whole into one path. 

However I don’t want to make mistakes if I can help it.

They have made a lot of mistakes, are not transparent, don't know what is going on with properties, are not good at communicating well.
