I think I’m just not sure what the next logistical steps would be if I want to include my partner in the deal as I’m only 2 weeks from closing at this time and most of the lending procedures have already been completed for my 3.5% fha loan.

There must be some logistical reasons for that cost, maybe length of the line and condition of the ground (ledge, rocks, etc) but that does not seem cost beneficial to execute unfortunately.

But lets say I held a few 1-4 family units in a Land Trust/ LLC structure and wanted to sell a few/ hold a few/ and buy some others - or even do a 1031 - is the logistics of dealing with such transcations in a land trust just too cumbersome to justify and outweigh the "asset protection" and privacy advantages?

Even if you've got a subpanel servicing half of the property, chances are you're going to want a separate meter on that sub - that cost is at least $2500 - even if the sub panel is right next to the primary load center.Lots of homework on this one - The logistics, municipal stuff, and the construction expense may be high enough that it makes the conversion cost prohibitive.
