I get it from my mother... she ALWAYS gives people the benefit of the doubt, and sees people for who they COULD be... not who they ARE.So I've been taken advantage in the past by people from being too trusting, wanting to believe they were good people when I should've paid attention to all the red flags showing me they weren't.And you my dear have quite a bit of red flags on your hands.No matter how hard you try to screen tenants by doing background checks, credit score reports, etc. stuff like this always happens.If you fall in love, eventually you get your heart broken.If you play baseball, eventually you're gonna strike out.And if you become a landlord, eventually you're going to have to evict somebody.

But, really, non-qm isn't ready for the big leagues, and the solution for the self employed person (most common non-qm applicant, they all have the same story: "I commit tax fraud or have a stupid CPA" "I have a lot of write-offs") remains "be honest with Uncle Sam when it's tax time, if you want to borrow money from Aunt Fannie Mae within the next 1-2 years, and also stop committing tax fraud or using the services of a stupid CPA."

i currently purchased a 8 bedroom home with a down stairs in law suite of 2 bedrooms, living room, full bathroom, and kitchen plus a separate entrance. my plan is to vacation rent the in law suite to the summer little league baseball teams who come for the 12 week summer training camps down the road and during the school year to lease to college professors from the local state university where my wife teaches.
