But with the market in Northern Virginia it was almost impossible to purchase a place with little cash down and not take a huge loss trying to rent it.

You don't say where you are; but I can tell you that in TX it is standard practice on a "foreclosure" (actually a trustee's sale) to issue a Special Warranty Deed, because the trustee was issuing the deed as a function of their obligation under the terms of the Deed of Trust.An "owner" selling would issue/sign a General Warranty Deed, however when you delve into what is being warranted under the terms of each it would be impossible for a trustee to sign anything other than a Special WD.I'm guessing you did get title insurance with this.You did get a "Warranty Deed", granted a SWD with this purchase.

You will have to provide findings, meaning similar properties that are built in the neighborhood, which is impossible sometimes because if the city has allowed something in that nature they’d have amended the code.

Hi folks,I am interested in building my net worth and probably focus on rental properties - though it is pretty much impossible (seems that way anyways) to find positive cash flow properties where I live.I guess I have always been interested in investing, but never done anything about it.
