And if we are the owners + the landlord for our own business we can ride the storm if it comes as we the residential should cover more than the mortgage and any rent/income from the commercial unit are just icing on top.

You would not think that it would be feasible for anything but New York style ice wine.. but they do pretty nice cab blends  Kind Of like Aussie wines ( which I really like ).. but the point is all of BC wines are consumed in BC or Canada.. none of it makes it to the states.

I still don't know if the water was ice maker water, condensation water, or something else.I'm tempted to just tell them that the new refrigerator they claim to have bought shall remain their property and I will just call it a loss on the previous refrigerator.

For underwriting your vacancy assumption should be 10%, managemnet 10% taxes Ave insurance will go up marine significantly bare on new purchase price value, you need a CapEx budget of at least 5% marketing fees, admin, legal and miscellaneous 5% you may need to allocate more or less depending on property location and condition.You do not account for depreciation or any other tax incentives in your model or for ROI that’s just icing on the cake.Equity gained through increase in income and value does come into play in calculating ROI but not in determining what to pay the seller.

It suffices to prevent the fridge water/ice lines, dishwasher, washing machine & on-demand hot water heater, from freezing.
