I'm pumped up... last night, I was leaving Lowe's Hardware after getting a few bolts to hang a TV.

Also,  I didnt know that hardware stores keep badly mixed paint and sell it really cheap.

You can buy a test kit at a hardware store but it will generally only tell you what is on the top layer and most lead paint has been painted over many, many times.

I keep a credit card for each property in my wallet, and write the address in sharpie on each card to not get confused.

Not a gut job but you'd want to update the kitchen and bathroom cabinets with some hardware and paint.

Was thinking of doing about (but probably less than) 5k worth of renos, (new flooring throughout, paint, brighten up the kitchen and bathroom by painting the dark cabinets white with black hardware.) then want to refi since rates are around 1.9% and prices have stayed relatively same if not maybe higher?
