I gave the option for all tenants to pay $15 extra a month for use of the machines(costs about half as much as a laundromat in the area) and 3 out of 5 of my units opted to pay the fee via a lease addendum.The problem I'm running into is that the storage room is not being kept locked, and one of the tenants(for good reason) is complaining that the door is either being left unlocked or propped open.Now, I've looked into coin operated machines, and they cost about 3x what the standard machines cost, and they have HORRIBLE reviews for the low end models.

Or, are you supposed to leave a bowl of fruit on the countertops?

I have a few leads off the MLS, but would love to know how to infiltrate the back end of the real estate machine and find properties cheaper.

My business partner and I are looking to move to a 11,052 sqft building down the street but we definitely don't want to overpay for the building as we already are quadrupling in size, buying machines and taking on a lot of debt.

Today I saw the first fruits of that labor with 3 potential leads, the last of which was my first phone call from a sign that I had posted!

That company is an eviction machine.

2) Do you own your own machines or rent them from another company?

I don't recall in 22 years ever having been told of any other machine guns being found in a foreclosure. 

IE trying to save half a point or 1% interest rate.Is it your plan to keep growing or are you just going to let it grow organically like when someone calls or you can grab the low hanging fruit.. when you get the truck up and running come explore the mountains of the west.. pretty awesome open spaces out here if you have never been.. ! 

@Erin Stephens It's especially frustrating when it seems like you are doing everything right, and yet the effort doesn't bare fruit (yet).
